I'm having problems with my dish washer. I have called ny landlord 4 times about it and he refuses to repair-replace it. What can I do about this?

A. You must provide the landlord with written notice of the problem. If after doing so, the landlord fails to fix the problem within a reasonable amount of time or 30 days, whichever comes first, you can escrow your rent with the county municipal court.

I moved into a apartment building 9 months ago with my daughter that was 12 at the time. Its an old building so I know it was not going to be in the best shape but its not bad. High ceiling, hard wood floors, there are cracks in the foundations around the walls of the building, the roaches are crazy, the toilet stays over flowing, they put weather strips over the outside of our door and when i couldnt close the door one day putted it off to find that someone had tryed to brake in and the most of the wood is roted and beat up. The shelf fell off the wall one day i was in my room and it scared the mess out of me the lady in the office told me i should have gave them a 60 day notice to my moving cause the lease renews it self. Dont know where we would move but i cant take it any longer, and to make matters worse they have rented an apartment to a child molester in this building. what do i do?

A. You need to give the landlord written notice of the problems and if they are not fixed within a reasonable amount of time or 30 days, whichever occurs first, you can escrow the rent, sue the landlord to force him to make the repairs or terminate the lease if the problem is serious enough under the law.

Hi I moved into my home 5-1-2010. My basement has flooded three times in the last three months.thier is a sumpump witch was installed by the landlord. After the first flooding Iwas garenteed that the basement would not flood again. After the second flood Iwas told that the sumpump burned up, and a new one was installed.Just a few days ago the hot water tank was making a hot sizzling sound . I went down to check it, and their was a inch of standing water through out my basement. I was told this tjme that the sumpump float was some how stuck, andthat the hot water tank had a cracked valve. But I know for a fact that thewater tanks metal shut off valve that you use to empty the tank was replaced with a metal screw in plug. Twice my basement wasflooded with at least one inch off standing water, and once with a half inch. I have three computers and musical instruments and office furniture down their ,and cant take any more chances of it flooding again. PLEASE advise me of how to get out of my lease. It smells mildewy and could be hazordous to my familys heath. THANKS

I moved into my apartment 2 weeks ago. I have 14 month old twin girls. One night they were fighting sleep and crying. The owner called me and asked me what was going on, I said nothing, he said I have had 3 calls on you that you and your boyfriend is fighting, the babies are screaming, one guy has to be at work at 2am, if this keeps up we will have to do something. This was at 9:45 pm

Next, I had to call the police to make a report on a unrelated issue. The owner comes over, I had a call the police were here.

Tonight, my mother calls me, my babies arent crying, the tv is off, I am just talking on the phone in a normal conversational tone, and the neighbor either next door to me, or above me, starts banging telling me to shut up. It wasn't even 9 pm! Come on people. I called the landlord, of course, he wont answer my call. I left him a message that this was getting ridiculous, I cant even talk on the phone in my apartment, not yelling, just talking. Plus, my kitchen light only works every other day, there is no way to turn the baseboard heater off in the bedroom, the only thing covering the water heater is a mini blind. The bathroom door knob was broken and I had to take it off, or get locked in the bathroom. The front door has a panel missing, and it is just insulation, the pink foam kind, on the inside. Shall I go on? What can I do? I moved into this apartment cause I didnt have to have a credit check. I cant pass one my credit is shot from a divorce. Please help!

We have lived in a house for the past year and a half and rented off of a gentleman and his wife. Recently, the man had a heart attack and lost his leg to diabetes and his family put him in a nursing home. The wife passed away last month from cancer. Their sons (2 of them), took over all properties since obviously the state can take the man's assets. Anyway, the son has asked us to agree to a new lease, increase our rent $100, charge us a $300 deposit for the pets we have, $1000 deposit ensuring they will not sell the property to anyone else, we have to agree to fix anything that breaks (furnace, water lines, plumbing, etc.)...also, we have an above ground pool that he says we have to remove. The property was appraised in 2008 for $82,000 - we offered to buy the home since the gentleman we originally rented from said that all of our rent money would be going to the purchase of the home. The son said no - that this is him now and he is asking $128000 for the property. He projects that's what the property will be worth in 3 years (the end of the new lease he wants us to sign). Do we have ANY rights? We have put a lot of money into this property just to be told you're out of luck and this is the way it is....can we do anything - besides move?

I have been in my apartment for 11 months. 2 weeks ago the whole basement of my bldg flooded with raw sewage including my apartment. I lost everything! Now the managing company is blaming me for everything even though this happened in 2007 around the same time. The Health Dept came in and inspected and said the apt was unlivable. So did DCFS and it failed Section 8 inspections i believe. The management company and maintenance have said malicious and unfounded remarks about me also. They also stated that i have to fix the apt or i can get evicted. What should i do?

I have lived at my apartment for 4 years and 3 months. My landlord is evicting me not because I dont pay rent but because she has moved in her relatives and wants my aparment to give to them. That is ok with me I need time to find a place but there is another problem she has put locks on the laundry room doors. Sense I have lived there I have been able to use the washer and dryer. I have never signed a lease it was a verbal agreement on how much I pay and what I could use. I have never been late. Me and my family has cut the grass done lots of landscaping to make the yard beautiful and we never asked to get a brake from the rent or get paid. We have painted and done alot around the house out of the kindness of our hearts we never asked to get paid or ask to take money off the rent payment. I have to take my laundry to a laundry mate now and this is an inconvience to me and I feel that this is not fair. Do I have any rights?
