A.  Your lease should tell you when the last day of your tenancy occurs.  Your landlord has to honor that.</description>

		<description>I have lived in this apartment for three and a half years and my landlord has been in here once . He has promised me carpet in my living room for four months . The one time he was in here was to show him that it is so wore out that I cant even shampoo it again or its going to fall apart . My dishwasher hasnt worked since Ive lived here and is now an empty space where I now have my garbage can . He called and asked if I had the rent and I said yes that he would get it when I got my carpet . I awoke the next day to a printed out five day notice off his computer . He put down grounds of eviction non payment of rents He owes me five dollars . How is this possible ? He refused to accept my rent . Help me !

A.  You cannot withhold your rent in order to get repairs.  You must provide the landlord with written notice of the problem.  If after doing so, the landlord fails to fix the problem within a reasonable amount of time or 30 days, whichever comes first, you can escrow your rent with the county municipal court.</description>

		<description>I recieved a three day notice in March, I informed the office I would have the rent before the end of the month, I recieved a verbal OK, I submitted payment on the 30th day of the month and the landlord refused to accept my rent, I recieved an eviction noitice filed in the court on April 1again I attempted to pay the March and April rent my landlord refused payment. Is there anything I can do to forestall the eviction?</description>

		<description>We rent a house. Feb. rent was sent Money Order vis USPS ... it was lost in the mail.  As soon as landlord told us we took CASH to him within the hour.  Now March rent was sent the same way (high in sight 20/20) it too got lost... instead of just letting us know he dropped off a 3 day notice to vacate.  My husband talked to him as landlord was walking back to his car... I have the CASH I can run up to you within the hour... landlord said, &quot; I dont care if you have $10,000 dollars I want you out...&quot;   We have 2 young girls and I was shocked!  We love living here... what are our rights... Oh, we was asked him today... 3 days later if we can have our Money order back... he said he would &quot;hand deliver&quot; it to us if we leave by the 3rd day (tomorrow).  We replied (cause this was via text messaging) we were not planning to be out.  He never texted back.  SO by that... he is admitting that he DID now receive March&#039;s rent.  Does that count as accepting rent for March then?  I did check it has NOT been cashed yet. Dan and Laura</description>

		<description>I just received a notice of a violation of lease on my door saying that I don&#039;t clean up my pet waste. Other than the irritation that i do clean up the pet waste, the note was dated at a time that i wasn&#039;t even at my house for days (including my dog). Is there anything i can do to &quot;challenge&quot; them because I know they are in the wrong and don&#039;t want to get evicted for something i didn&#039;t do.</description>

		<description>i would like to know if your rent is due by the fifth of the month and you have to mail it.By law is your rent consider late if your check or money order is dated before the fifth of the month.The envelope is stamp with the 1st -5th on it is it late.Being that we have no controll over the mail carriers.</description>

I cleaned up my apartment on 8/26/09. Let the manager look at my apartment on 8/27/09. He took pictures and advised me I still needed to clean out the refrigerator and the bathroom. Then I found out he came into my apartment on 8/28/09 without my knowledge. Did they break 2 procedural issues? 1st-No 30 day notice 2nd*entering my apartment without prior 24 hour notification?</description>
